Just read some of the comments on Tarion service. I think Tarion should be giving home owners a comprehensive seminar of what is the best way for home owners to ensure they are fully protected by their warrenty.

When looking at mortgage calculators, don't forget that your monthly payment will include the principle and interest, insurance, taxes, and pmi (if you don't put 20% down). While a website might show that you can buy the home with a $400/month payment, your payment might really be $650/month because most realtor sites only show principle and interest. You will also have closing costs on the home, roughly 3-4% of the purchase price.

A lender will look at your combined income, any debt that you have, and your FICO scores. Typically, you can afford a house 2.5 – 3 times your annual income. You will need to show job stability (typically 2 years at the same job).

I know you think this is a great idea right now but you need to realize that should they decide to sue you, even if they don't win, you could be ruined by the cost of defending yourself.

Your calculations seem to be wrong. First there is an interest rate difference of about 1.2% between the two calculations and the difference should only be about .5% since PMI usually costs .5%.
